This 5.5-room single-family home measuring 455 m² It will be built at land registry map n°1672 in Comano, in a calm and sunny area.

The building consists of 3 floors. The main entrance is accessible via an interior stairway and a lift directly from the garage floor, or by an exterior stairway adjacent to the room which leads to the ground floor; vehicle access to the garage is on Via Tavernola.

In the basement level is the main entrance, as well as cellars and a garage; the ground floor is made up of an open-space kitchen and a large living room; the evening area is found on the first floor, with 3 bedrooms. The top floor has a studio room and the technical room with solar panels which will be located on the roof.

Construction Materials

Reinforced Concrete

All reinforced concrete work done according to floor, dimensions and guidelines
provided by civil engineer.

Masonry

All masonry done according to executive plans.
Load-bearing walls will be of 18 cm thick reinforced concrete; thermal insulation will be done following the parameters required by reg. SIA 380/1, while external coating is provided by white split brick facing outwards.

Solar protection

Made up of: bundles of light metal plates of type AV90 electric lifting, with thermo lacquered rolladan shutters, standard color insulated bins, aluminum lateral guides.

Piping

To be done according to the architect's detailed plan with PVC tubes placed according to standing regulations and fastened to the communal collector.

Installations and equipment

Wiring

Full installation in accordance with current ASEV, PTT and PAE requirements, comprised of:

  • Energy meter and related automatic valves placed in the electrical box in the cellar floor.
  • Distribution grid comprised of all automatic protection valves and related control equipment.
  • Light system comprised of of traditional installation with overhead lighting and in other locations and facilities, including closets.
    (includes the supply and installation of all lighting and special equipment)
  • Power and heating system comprised of installations for the kitchen, oven, dishwasher, stove fan, refrigerator and outlets for small appliances.
  • Telephone system with a telephone outlet in the living room and each bedroom.
  • Video and alarm system comprised of a single unit placed in the lobby entrance and connected to the main entrance.
  • Functional television system with cable signal, with an outlet in the living room and one in the master bedroom.
  • Master lighting system comprised of one complete system in all rooms and common areas, both inside and outside.
  • Forced ventilation system for services without direct ventilation.

Heating and hot water system

Complete hot and cold water system, drainage and distribution pipes, done according to the specialist engineer's plan, comprised of:

  • Heating installation with air-water thermal pump
  • Heat distribution via coils in floor.

Sanitation System

Complete hot and cold water system, drain and distribution pipes, done according to the specialist engineer's plan, made up of:

  • Accessories and appliances in white.
  • Toilet (with in-wall workings) and wall-mounted bidet.
  • Bathtubs and shower in stainless steel or PVC.
  • Plumbing fixtures and accessories in chrome-plated steel.
  • Exhaust conduit for rising pillars, offshoots and collectors in basement with Geberit-type tubes
  • Geberit-tube downspouts, or, if external, stainless steel (according to architecture plans).
  • Hot- and cold-water stainless-steel pipelines to cabinets, then distibution via Sanipex or JRG tubing
  • Installation for vertical washer and dryer in each apartment.

Kitchen Furniture

  • Complete with furniture and granite counter to be specified.
  • High-grade appliances with ceramic glass stovetop, oven, exhaust fan, refrigerator and dishwasher.
  • Electrical systems according to regulations and the latest technologies.

Anti-incendiary System

Complete as required by safety regulations.

Indoor fireplaces

Provided as possible only in the living area of the apartments, with stainless steel chimney.

Other places and equipment

The building will have its own storage room, pantry and laundry. 

Finishes

Plaster

  • All internal walls are finished with plaster.
  • Internal smoothed-plaster ceilings with expansion joints between walls and ceiling.
  • Installation of vertical galvanized edge beams where necessary.

Metalworks

  • Railings, balconies and terraces made of safety glass with thermo-lacquered aluminum supports.
  • Aluminum mailbox with integrated video intercom.
  • Sectional garage door with remote-controlled automatic door.
  • Door to main entrance made of steel and reinforced glass with electric lock.

Carpentry

  • Fire resistant (T30), soundproofed, reinforced door for apartment entry with three-point lock and metal hardware.

Tile and Marble

  • Porcelain tile floors by local specialists, including skirting of the same material.
  • Hall, living room and internal stairway flooring in 60 x 30 centimeter classical Roman Travertine.
  • Teak wood floors in bedrooms.
