Location

The building is located in the town of Viganello, bordering the town of Pregassona, near the Cassarate river, and just 2 km away from the center of Lugano.
Spread over 7 floors for a total of 18 apartments, all oriented to the West.
Land registry map 57, at 1332 m², is residential zoning land and is registered in zone R7 and the NARP of the municipality of Viganello.
Located in a convenient area for the use of all public services (schools, banks, pharmacies, bus service and various businesses).

Project

The building is made up of 7 floors for a total of 18 apartments, all oriented to the West.
Vehicle access to the building is gained via Via Ceresio on the East side, with up to 10 outdoor parking spaces adjacent to the building or the sublevel by way of a ramp, where there are 29 covered parking spaces.
On the garage floor there are also spaces for bicycles, the control rooms for the heating system, basements and the fallout shelter.
Pedestrian access is from the East side, where we find the building entrance, easily accessible to the disabled; a lift leads to the apartments.

Apartments

On the ground floor there are three apartments with private yards, two with 3.5 rooms and one with 2.5, while on each of floors 1, 2 and 3 there are 3 apartments, two with 3.5 rooms and one with 2.5.
On floors 4, 5, and 6 there are two 4.5-room apartments.
All apartments have a large terrace.
The two apartments on the top floors have direct access, via two stairways on their terraces, to the roof level, where there are two large terrace/solariums.
The entrances to the apartments are T30 armored class 3 doors.
The tower of the roof level, in addition to serving as an emergency exit from the terrace/solariums, is used as a control and machine maintenance room.
All of the apartments have in their interior a laundry room with washer and dryer.

Masonry

The load bearing walls will be made of 20cm-thick reinforced concrete. Thermal insulation will be done according to parameters required by SIA regulation 380/1, and the external finish is provided in split white striped bricks.

Heating and hot water system

Complete system for cold and hot water, drainage and distribution pipes, all done according to the projections of the specialist engineer, including: - Central heating system with air/water heat pump. - Heat distribution via floor serpentines.

Kitchen furniture

Complete with furniture and granite counters. Top-tier appliances with ceramic glass stovetop, oven, ventilation hood, refrigerator and dishwasher.

Rooms and accessory areas

Each apartment has a storage room (basement).
