The land lies on the southeast slope of the Porza center, in Poggiolo. Land registry map no. 198 makes it part of the residential area and it has a very beautiful view of the lake of Lugano.

The project involves the construction of 4 apartments divided into two units: one lower and one higher.
All four of the apartments have a common vehicle access in the lower part, on via Poggiolo, and an individual pedestrian access along the northern border of the land.
The two buildings are L-shaped and are placed on the northern part of the land in order to leave the South side free for the yard and the view over the lake. The day area is, on one hand, perpendicular to the contours in order to better take advantage of the panoramic view, while the night area is parallel to the contours, thus creating in front of the rooms either a flat garden or a balcony.
The vehicle entrance runs for some meters along via Poggiolo until it is in front of a small open space with walking access to the 4 apartments and the entrance to the 9 indoor parking spaces. In addition, there are 3 outdoor parking spaces on the vehicle access road.
Two elevators allow direct connection to each floor, with the cellars and technical rooms located in the connecting area between the two blocs.
Inside, each apartment has a surface area of about 160 m², with three bedrooms, two bathrooms and a large room with open kitchen, dining room and living room with fireplace. All apartments have a garden.
The load-bearing structure of the house is made of reinforced concrete, covered on the outside by a layer of 10 cm thick thermal inslation, a 3 cm air chamber and a decorative white Leca-brick covering.
Inside, the walls and ceilings are plaster, while the floors will be natural stone: slabs of travertine for almost all rooms of the day area and stairs, and strips of teak or similar material for the bedrooms.
Trimmings will be thermolacquered and aluminum, with thermal insulation and double-paned insulating windows.
Insulation is provided in accordance with SIA regulations, as well as an air-water thermopump heating system and floor-serpentine heating distribution, all independent for each apartment. In the execution phase, the placement of an integrated solar system into the structure will be considered.
