The plot has a total surface area of 4,450 m² of residential zoning land in the R2 area of the town of Lugano, specifically in the Albonago section, a small village located on the western slope of Mount Brè. This area consists of mostly villas, small houses and vacation houses, enjoying a priceless lake view and an open panorama of the city and the surrounding mountains.
Its specific location and proximity to the city guarantee easy access to all public services: bus, schools, pharmacies and commercial centers. All of the apartments are oriented to the Southwest with a splendid view over the gulf of Lugano. The Le Terrazze project involves the construction of five small buildings that are spread over three above ground floors and a basement floor, which provides entry to each building and to 51 covered parking spaces. This unique arrangement allows for direct and quiet entry to any apartment, eliminating any noise disturbance and greatly enhancing the comprehensive green exterior. Each building has a garage, laundry, basement and independent heating. The residence's green area is divided into pedestrian walkways that highlight the main entrance of each building with private and common gardens. The weight-bearing structure of the entire residence is made of reinforced concrete. The total external covering is made up of a special layer of 10 cm thick thermal isolation, 2 cm of ventilation and a decorative covering of split white brick 12 cm thick. Inside, the walls and ceiling are finished with gypsum plaster, while the floors of the apartments are made of natural stone and/or top-quality ceramic. Trimmings are made of RAL paint thermolacquered aluminum, with double windows with tint and solar protection strips. The roof is accessible from the top floor and is insulated with 14 cm thermal insulation. The flooring is made up of a natural stone or wood strip finish. Each building is heated with complete air-air heat pump with heat recovery. Hot water heating is provided by a boiler combined with solar collectors installed on the roof. The entire project is characterized by its quality finishes and materials.
Le Terrazze Residence was proposed with your physical health and well-being in mind. On the ground floor of each building, in fact, relaxation zones are provided with sauna and hydromassage hot tub. Excercise bikes, treadmills, and a fitness room with up-to-date equipment are at your disposal to release tension and keep you in shape.
The well-being area is integrated perfectly with the outside area, which is accessed via large windows. The garden, seeded with English grass, is fully equipped for sunbathing and relaxation in contact with nature; take a priceless leisure break... in your own home!
Buildings A and B: each building is made up of three apartments and a penthouse with an exclusive solarium.
Ground floor: 81 m² apartment with private garden and laundry. First floor: 78 m² apartment with terrace and 82 m² apartment with terrace; in building B only, the 82 m² apartment includes a terrace measuring about 100 m².
Second floor: 164 m² penthouse with terraces and exclusive solarium comprised of roof garden and hot tub.
Buildings C, D and E: each building is comprised of two apartments and a penthouse with its own solarium.
Ground floor: 81 m² apartment with private garden and laundry. First floor: 175 m² apartment with terraces; only in building C, the 175 m² apartment includes a terrace of about 115 m². Second floor: 175 m² penthouse with terrace and its own solarium made up of a roof garden and hot tub.
