The land is situated on the western slopes of Mount Brè. It is principally oriented towards the West.
Land registry map numbers 188 and 390, of 1024 m² and 112 m², respectively, are to be built upon and included in the R2 zone of the implementation provision of the municipality of Viganello.
The residential area is characterized by constructions made up of individual houses and small villas.
The plan regards the building of two villas for 4.5-room appartments, structured as two spaces of equal size. Their form derives from the morphological characteristics of the site, and for this reason it assumes a shield-like shape with a pointed end stretching toward the valley floor. The two properties together have a height offset of 1 meter and a distance of 8 meters apart.
Pedestrian access is available along Gradinala ai Ronchi, from which one may reach the garage floor or ascend the stairs to the driveway at ground level.
Car access is provided on via Collina by way of a ramp which leads up a height of approximately 4.5 meters.
At the garage level we find the laundry rooms, the technial rooms for the heating system, the basements and the fallout shelter.
On the ground floor of each unit is a 4.5-room living space, made up of a living room, a bedroom, bathroom and kitchen, as well as a large terrace accessible from the floor-to-ceiling glass wall.
The second floor houses a 4.5-room apartment plus roof-terrace with functional hot tub accessible from an indoor stairway.
The weight-bearing structure of the house is reinforced concrete, covered on the outside with a coat of thermal insulator, an air chamber and a white exposed Leca-brick exterior.
Inside, the walls and ceilings are plaster, and the floors are natural stone: Travertine tiles for almost all of the daytime-area rooms and stairways, while the bedroom floors are of teak wood planks.
The frames will be white thermo-lacquered natural aluminum, with thermal insulation and double-paned insulating windows.
On the roof of the house there is a structure in reinforced concrete.
For the house's heating, a system is provided with an air-water thermal pump and heat distribution via serpentines in the floor, supported by efficient thermal insulation according to current regulations.
